1. Service description

PADS ("Property Appeal Data Services") provides informational property-tax appeal analyses for King County, Washington homeowners. Our analyses are generated from King County's public bulk data and are delivered via this website and email.

2. Not legal, tax, or financial advice

Nothing on this site or in our deliverables constitutes legal, tax, or financial advice. We are not attorneys, CPAs, or licensed appraisers. You are responsible for reviewing, signing, and filing any appeal documents yourself. Consult a qualified professional if you need legal or tax guidance.

3. Accuracy and limitations

Our fair-value estimates are based on publicly available data and a proprietary scoring algorithm. They are estimates, not guarantees. We do not warrant the accuracy, completeness, or timeliness of any analysis. King County's data may contain errors that we cannot detect.

4. Prohibited use

You may not:

• Scrape, crawl, or systematically download analyses or data from this site
• Reproduce, redistribute, or resell any analysis, report, or PDF delivered by PADS
• Use automated means to access the API beyond normal individual use
• Misrepresent PADS analyses as your own work product in a professional capacity (e.g., as an appraiser or attorney)

5. Intellectual property

The PADS scoring methodology, website content, PDF report templates, AI-generated narratives, and all associated materials are the intellectual property of Smarter Data Services, LLC. The underlying King County data is public; our analysis of it is proprietary.

6. Payment and refunds

Paid appeal packets are non-refundable once delivered. If our analysis does not support an appeal, we will clearly state that in the deliverable — you still receive the analysis for your records. Payments are processed by Stripe; we do not store credit card information.

7. Email communications

We send transactional emails only: order confirmations, packet deliveries, and (if you opt in) a single notification when your property's appraised value is updated. We do not send marketing emails or share your email address with third parties.

8. Privacy

We collect: your email address, the parcel you searched, and (if you pay) Stripe payment metadata. We do not collect names, phone numbers, or mailing addresses. We do not use King County owner data for outbound marketing, in compliance with RCW 42.56.070(9).

9. Limitation of liability

Smarter Data Services, LLC is not liable for any damages arising from your use of this service, including but not limited to unsuccessful appeals, increased property valuations, missed filing deadlines, or reliance on our estimates.

10. Changes

We may update these terms. Continued use of the site after changes constitutes acceptance.
